Hello,

Yesterday I ran an open house in a condo complex that was situated right beside the builders open house. The agent for the builder and I struck up a conversation and got along fabulously. As the day progressed, she was able to refer a few parties to my open house, and I was able to refer a few parties to her open house. By the end of the day we both had potential clients and all were quite happy.

Some Realtors prefer not to refer potential clients to others, fearing that they may loose them. I feel that referring to others when needed, positions you as being a true professional. It gives others the impression that you are one who is open and concerned for their best interests. Yesterdays exchange confirmed that for me.

Currently I am putting together a CMA for a potential client in Barrhaven, a suburb of Ottawa, ON. The debate I often have is "should I provide this valuable information before they are clients and risk loosing them, or do I simply provide the CMA in order to get them as clients." Well, There is no doubt that anyone selling their home will need to know it's current value on the current market. the question really is: Can you turn the CMA presentation into a listing appointment.

Open House Day!!
I love doing Open Houses. It is a great way to meet people who are very interested in real estate! Either Buyers or sellers, or neighbours who want to see how the other lived. Whatever the motivation, everyone is on the same page. Conversations about Current Market Trands and the state of the Ottawa Real Estate Market are easy to initiate and carry on.
Of course finding motivated buyers is easy also. Many who are there are looking for a reason! They may not like that exact home, but you can bet that there is a home out there that they will like... and "I would love to help you find it".

Some of my buyer clients signed a conditional offer last night. They found their first home after seeing 10 properties. This is a very common occurrence in the Ottawa Real Estate Market as the average buyer looks at approximately 10 homes before deciding on the one to purchase.
While we were looking, more homes came on the market every day, and the number of new homes coming on each day increased. Obviously this is an example of the annual trend of our market to have inventory increase steadily until June or so. Despite the economic conditions in the rest of Canada, Ottawa seems too be following normal patterns.

Wow,
what a busy week! This week I attended a training seminar on the Craig Proctor system. It involves classified adds (or the modern equivalent) and minimally branded web sites. There is also an element of USP's and how to present them.
I found the idea very interesting and , although the system costs approx. $800, there are elements that can be done on one's own.
This is a perfect example of the many different ways to approach any situation. Everybody has advice that they are willing too sell to you.

Good day!
Yesterday I switched to pre-printed letterhead and envelopes and realized a few hours of extra administrative work. Changing all templates and action plans to match was proving to be more costly (in time) then I could afford. The solution was to hire a professional to do the job. The dollar cost was minimal and it freed up my time to do some valuable lead generation.
This highlights the fact that a single agent has something like 163 tasks that must be accomplished on a daily basis. It is the hardest job in real estate. Now that the Ottawa Real Estate Market is heating up and getting busy, finding the right help and building a team (even part time) is essential.

Hello all,

Today I ran an open house in Orleans, a pretty suburb East of Ottawa. We had a few visitors today that exemplified a good cross section of typical clientele: a family looking for a larger home, another buyer looking for a bargain that could be renovated (with additional interest in investment property), and a couple considering selling - researching the market.

They all asked the same question: What is the Ottawa market like now? I gave them all similar answers. The Ottawa Real Estate Market is more stable then most Canadian cities. We normally have shorter and lighter recession periods, and our housing prices haven't seen a sharp increase that demands a market correction. Adding in the large public service labour force and our high unemployment rate, it is no wonder that we are uniquely situated to weather the storm.
