    It has been a whi
le since last post as I've been on a course to do with commercial Real Estate.  The course is reinforcing things I've known for many years and it is a great sensation to share the experience with a room full of like-minded REALTORs.  
   In the of hours I've been showing homes to clients and prospecting.  From what I see, the Ottawa Real Estate Market and Barrhaven in particular has been really picking up.  Inventory may be lower then in the past, but there is certainly plenty to go around.  Prices have remained relatively stable year-over as well.  In my opinion, Ottawa is holding uyp rather well so far.

Hello,

Yesterday I ran an open house in a condo complex that was situated right beside the builders open house. The agent for the builder and I struck up a conversation and got along fabulously. As the day progressed, she was able to refer a few parties to my open house, and I was able to refer a few parties to her open house. By the end of the day we both had potential clients and all were quite happy.

Some Realtors prefer not to refer potential clients to others, fearing that they may loose them. I feel that referring to others when needed, positions you as being a true professional. It gives others the impression that you are one who is open and concerned for their best interests. Yesterdays exchange confirmed that for me.

Currently I am putting together a CMA for a potential client in Barrhaven, a suburb of Ottawa, ON. The debate I often have is "should I provide this valuable information before they are clients and risk loosing them, or do I simply provide the CMA in order to get them as clients." Well, There is no doubt that anyone selling their home will need to know it's current value on the current market. the question really is: Can you turn the CMA presentation into a listing appointment.

Open House Day!!
I love doing Open Houses. It is a great way to meet people who are very interested in real estate! Either Buyers or sellers, or neighbours who want to see how the other lived. Whatever the motivation, everyone is on the same page. Conversations about Current Market Trands and the state of the Ottawa Real Estate Market are easy to initiate and carry on.
Of course finding motivated buyers is easy also. Many who are there are looking for a reason! They may not like that exact home, but you can bet that there is a home out there that they will like... and "I would love to help you find it".

Some of my buyer clients signed a conditional offer last night. They found their first home after seeing 10 properties. This is a very common occurrence in the Ottawa Real Estate Market as the average buyer looks at approximately 10 homes before deciding on the one to purchase.
While we were looking, more homes came on the market every day, and the number of new homes coming on each day increased. Obviously this is an example of the annual trend of our market to have inventory increase steadily until June or so. Despite the economic conditions in the rest of Canada, Ottawa seems too be following normal patterns.

Wow,
what a busy week! This week I attended a training seminar on the Craig Proctor system. It involves classified adds (or the modern equivalent) and minimally branded web sites. There is also an element of USP's and how to present them.
I found the idea very interesting and , although the system costs approx. $800, there are elements that can be done on one's own.
This is a perfect example of the many different ways to approach any situation. Everybody has advice that they are willing too sell to you.

Good day!
Yesterday I switched to pre-printed letterhead and envelopes and realized a few hours of extra administrative work. Changing all templates and action plans to match was proving to be more costly (in time) then I could afford. The solution was to hire a professional to do the job. The dollar cost was minimal and it freed up my time to do some valuable lead generation.
This highlights the fact that a single agent has something like 163 tasks that must be accomplished on a daily basis. It is the hardest job in real estate. Now that the Ottawa Real Estate Market is heating up and getting busy, finding the right help and building a team (even part time) is essential.

Hello all,

Today I ran an open house in Orleans, a pretty suburb East of Ottawa. We had a few visitors today that exemplified a good cross section of typical clientele: a family looking for a larger home, another buyer looking for a bargain that could be renovated (with additional interest in investment property), and a couple considering selling - researching the market.

They all asked the same question: What is the Ottawa market like now? I gave them all similar answers. The Ottawa Real Estate Market is more stable then most Canadian cities. We normally have shorter and lighter recession periods, and our housing prices haven't seen a sharp increase that demands a market correction. Adding in the large public service labour force and our high unemployment rate, it is no wonder that we are uniquely situated to weather the storm.

Too COLD

Good morning!
So I walked one of my children to the bus this morning, and although the temp. was -15 deg C (not too bad for winter), the wind-chill made it around -25C. At this temp, any exposed skin is prone to frost bite within around 15 minutes.
When I knock on peoples doors, I like to have my coat open at the top to show my collar and tie, no hat - just ear warmes, and one of my gloves is often off to shack hands. So, as I value my face, neck and hand, I choose to not door knock today.
The Ottawa Real Estate Market is proving to be stable right now. Housing starts are down a little, housing prices on average are up 6% in 2008, and inventory in 2008 was at 2006 levels. Now, there is little doubt that thnigs will not be quite as good this year as last, and not even close to the record breaking 2007; however, I believe that the market correction hear will be much milder then in many places in North America.

Hard work!

Hello all.

I just put the last stamp on a large mail-out that I printed and stuffed by hand. There has got to be a better way to do this. Many people have told me that being a single agent is the hardest job in real estate. There are 127 identified tasks that a single agent must accomplish every week (or is it day?).

By following the Millionaire Real Estate Agent (Gary Keller, Dave Jenks, Jay Papsan) guidelines I should move up to the next level and have an assistant by mid 2010. I may push that up a bit if I can afford it. For those of you not familiar with the book, it is the end result of an in depth study of top Realtors in USA. It is , in essence, a road map to fallow that will lead you to your own personal success. It gives you the mind-set, the tools, the systems and models to follow.

I am following this plan and will keep you all updated periodically on my successes as they come. The Real Estate market in Ottawa is stable and my enthusiasm is high. The course is set and I am seeing it through.

158 Acacia Open House



Well!


Today I hosted an awsome open house at 158 Acacia in Rockcliffe Park, a neighbourhood in Ottawa, ON. There was great turn-out as over 15 couples and famillies came through.
The house has been vacant for a while and I needed to clear snow off the walk, but the response was fantastic! Everyone was kind enough to fill out a survey so we got lots of great feedback.
During these troubled economic times it is suprising how resiliant the Ottawa Real Estate market has proven to be. In 2008 the everage price of resale homes went up 6.3%! In most areas of North America prices fell. Many atribute the stable Ottawa Market to the large public service population here. Ottawa is the capitol of Canada and is home to many federal employees.
